How our estimates work
Every SmartNest calculator is built from the same simple idea: home improvement costs are driven by a handful of measurable factors — project size, material or finish tier, and where you live — and those factors can be modeled with realistic per-unit price ranges. We compile our baseline numbers from publicly available contractor cost surveys, industry pricing guides, and reported project costs across the United States, then review them regularly and update them as material and labor costs shift.
Each calculator multiplies your inputs (square footage, linear feet, or project scope) by a low and a high price-per-unit figure, then applies a regional cost-of-living multiplier for the Northeast, Midwest, South, West, or National Average. The result is a realistic low–high range plus a "typical" midpoint you can use as a starting point for budgeting — not a formal quote.
Why estimates vary
No online calculator can account for your home's specific layout, local permit fees, contractor demand, or site conditions like structural repairs. Actual bids can run above or below our range. That's why we always recommend collecting at least three quotes from licensed local contractors before committing to a project budget.
